Oakdale Capital has closed the Fayetteville Portfolio — a three-property, 323-unit value-add multifamily portfolio in Fayetteville, North Carolina, and the first acquisition completed through the Oakdale Capital GP Fund, LP.

Oakdale Capital, a Chicago-based real estate investment firm focused on value-add multifamily opportunities across the Midwest and Southeast, has announced the closing of the Fayetteville Portfolio, a three-property, 323-unit multifamily portfolio located in Fayetteville, North Carolina.

Acquired off-market for $99,000 per unit, the portfolio represents the first investment completed through Oakdale Capital GP Fund, LP and establishes a strong foundation for the firm's ongoing acquisition pipeline. The assets are well-located, garden-style communities with proven rent growth, stable tenant bases, and material operational upside through renovation and management improvements.

The transaction was financed through Fannie Mae under attractive long-term, fixed-rate terms, providing positive leverage at acquisition and strong current cash yields. Carlisle Residential Properties, based in Greensboro, NC, will lead property management, drawing on its deep expertise in the Fayetteville market.
